The March 2011 Market Action Report has been released by the Regional Multiple Listing Service (RMLS) and it contains a mixed bag of news. According to RMLS the sales activity in March 2011 slowed when compared to March of 2010, however, overall activity was up compared to the previous month in February. The inventory of homes for sale hit its lowest mark since May 2010.

Word on the street from many real estate brokers is that home buyers are frustrated with the quality of homes on the market and are struggling to find just the right home.

Closed, pending and new listings all saw a drop in the month of March compared to the same time period a year ago. Some good news though, March 2011 closed sales were up 50.4%, pending sales were up 26.5%, and new listings grew 6% compared to February 2011.

The average sale price for March 2011 declined by 6.8% compared to a year ago. The Portland area’s median sales price also saw a significant dip by 10% compared to March 2010. If you examine the month to month activity from February to March 2011, sale prices did increase. The average sale price went up from $244,500 to $261,000 (6.8%) and the median sales price increased barely from $213,700 to $215,000 (0.6%).

Overall the Portland market appears to be coasting along the bottom of the market. There are positive signs of depreciation slowing in many area like North and South East Portland, Yamhill County, and the Suburban west side. Oregon City, Canby, Lake Oswego, West Linn, Hillsboro, and Forest Grove all continue to struggle with double digit depreciation.

In my opinion, the Portland market will start to see brighter days when the following occur:

1. Job market improves which leads to greater consumer confidence.
2. Lending guidelines are eased to allow for responsible – well qualified buyers to purchase.
3. Higher quality homes priced aggressively start to become the norm instead of distressed properties from short sales and REO listings.
